Guest Policies and Procedures

Upon processing your reservation deposit you will receive an email confirmation within 24 to 48 hours. Please check this confirmation for accuracy. If you find any discrepancies please call us immediately. Silence denotes acceptance. Please note reservations made online that do not meet the booking restrictions requirement will not be valid. ?*If your dates do not comply with the requirements please call our office, we may be able to assist you over the phone.

Beach Home Rentals

Summer season: Homes require weekly rentals, only Saturday to Saturday.

Condo Rentals

Summer season: nightly minimums will vary upon property. Some properties will require a 7-night minimum year round.

Monthly Rentals

An initial payment of $230 is due at time of booking and the first month’s rent is due 60 days prior to arrival for most properties. Summerchase (only) is due 30 days prior to arrival date. A payment schedule will be mailed out in September.

RESERVATION PRIORITY FOR OUR MONTHLY GUESTS

Monthly guest at Summerhcase only will have until February 14th, of the current year, to reserve the same unit for the following year with a 30-night minimum. We encourage all other monthly guest to re-book as soon as possible as there are no guarantees for same unit rentals for the following year. *Certain Restrictions may apply during Holiday, Festival or Concert dates*

Travel Insurance

Travel Insurance is available through Red Sky Travel Insurance. The plan is optional but we strongly recommend it. If you choose not to purchase this coverage no refunds will be given. Travel Insurance can be added anytime prior to 30 days before your arrival for Condominiums and 60 days before arrival for Beach Houses and monthly stays. After final payment is made for daily and weekly stays and first months rent is paid for monthly stays, Travel Insurance is no longer an option. You may return your policy to Us within 14 days after receipt. Your premium will be refunded, provided you have not already departed on the Trip or filed a claim. When so returned, all coverages under the policy are void from the beginning. Questions concerning Red Sky Travel Insurance can be obtained by reviewing their website http://www.redskyinsurance.com/trip-preserver.html or calling 866.889.7409.

Cancellation

Anytime after the initial payment has been processed and outside of 30 days before arrival for Condominiums and 60 days for Beach Houses and monthly stays, if you have to cancel you will get a refund of your initial payment minus a $60 cancellation fee and LESS Trip Insurance Premium. Inside 30 days for Condominiums and inside 60 days for Beach Houses and monthly rentals, the entire payment will be forfeited for cancellation, date changes or unit changes. If you purchased Travel Insurance before the final payment was due and you have a cancellation you can contact Red Sky at http://www.redskyinsurance.com/trip-preserver.html or calling 866.889.7409 to file a claim for a refund. Outside 30 days for Condominiums and monthly rentals and 60 days for Beach Houses, date changes and unit assignments changes are permissible without penalty.

Cancellations: Cancellations take 24 hours
Refunds

Refunds are only issued for cancellations OUTSIDE of the cancellation date range (30 days for Condominiums and 60 for monthly rentals and Beach Houses). Refunds will not include the $60 cancellation fee or cost of the travel insurance. ALL REFUNDS WILL BE ISSUED BY CHECK.

Final payment

Final payment is due 30 days before arrival for Condominiums and monthly rentals at Summerchase and 60 days for Beach Houses and monthly rentals at all other properties. Unless notified your credit card used for the initial payment will be charged. If payment is not received in full on or before the 30 day for Condominiums and Summerchase monthly’s and 60 days for Beach Houses and all other monthly’s, your reservation will be cancelled and a refund of your initial payment will be issued minus a $60 cancellation fee.

If you did not opt to purchase the Travel Insurance once the final payment is made it is non-refundable. We gladly accept VISA, MasterCard, American Express and Discover for deposits. Cashier’s check, personal check or money order can only be used for final payment when a credit card is already on file.

Check-in/out

Check in time is after 3 pm CST, however our housekeeping standards may require extra cleaning time, which may delay check-in as well as maintenance issues that may arise between guests. Check out time is before 10 am CST. Some properties allow on-site check in, PLEASE READ YOUR FINAL CONFIRMATION FOR SPECIFIC CHECK-IN INSTRUCTIONS. It is the guests’ responsibility to make sure they have received arrival instructions and codes prior to close of business on your arrival day. For most properties, check-in is at our office located in the Palm Pointe Shopping Center, 25741 Perdido Beach Boulevard, Building A, Suite M, Orange Beach, Alabama 36561. For these properties, keys must be returned to our office upon checkout.

Property Damage:

Please note any damage to the rental unit upon arrival and report it to our office as soon as possible to avoid liability. If damage occurs during your stay you must notify our office immediately. If determined by our management to be accidental the damage waiver can be applied. The accidental damage waiver fee is non-refundable and is applied to all reservations. Liquid Life reserves the right to charge guests for damages or additional cleaning should the condition of the property on departure require repairs or extra expenses for cleaning.

Parking

The number of parking passes allotted for each property, is determined by the Homeowner Association. Many associations have assessed a fee for the passes. For the convenience of our guests we will pre-purchase these passes and have them available at check in, except for Phoenix properties, you will purchase these on-site. Most one-bedroom condominiums allow one car for parking. Condominiums with 2 or more bedrooms allow two cars for parking. Your total will only include 1 parking pass, if you need an additional pass you will need to contact our office. Most properties do not allow parking for boats, trailers, jet ski’s, RV’s or motorhomes. Please contact our office if you have questions about your property. Parking cannot be guaranteed during peak time.

Pets

Pets are not permitted for most properties. If a pet is found or evidence of a pet you will be subject to eviction without refund. *Some properties are pet friendly. * Please call us if you need Pet Friendly accommodations.

Occupancy

Each unit has a maximum occupancy. Children 2 and under do not count toward the occupancy. Over occupying a property will subject you to eviction without refund. *NO HOUSE PARTIES ALLOWED*. You must be 25 years or older with ID to reserve a property and must be an occupant. Subject to cancellation without refund.

 

Owners Closet

All units may have one or more closets locked off for the owners use. Do not attempt to gain entry to these closets.

Smoking

All units are non-smoking. No exceptions!

Lost Items

Items left after departure are not the responsibility of Liquid Life. Liquid Life will attempt to retrieve reported items. If found you will have the financial responsibility of these items being returned.

Units for sale

In the event a unit needs to be shown during your stay, a rental agent will attempt to contact you to schedule a convenient time.

Weather

Should a hurricane or tropical storm threaten our area and we are required to evacuate according to our local governing officials. Refunds will only be issued by Red Sky Travel Insurance. You must have purchased the insurance before the storm was named and before your final payment was due. Liquid Life will NOT issue any refunds.

Grilling

Grilling in only permitted in designated areas. No grilling on balconies, except for those properties with built-in grills. Some properties do not offer designated grilling areas. Please call if you need assistance.

Fireworks

Fireworks are not permitted.

Tents

Pop-up Tents are permitted at some properties. There are specific rules regarding tents on the beach such as placement and location. Tents and all other beach gear must be removed from the beach at sunset they cannot be left on the beach overnight.

Amenity availability

Due to unforeseen circumstances amenity availability cannot be guaranteed. Amenities are all handled by the Condo Association and are not the responsibility of Liquid Life. Compensation is not granted.

Good neighbor policy

Please observe all rules and regulations set forth by the Homeowners Association at the property. All guests are required to obey these rules.

Unit assignments

Due to unforeseen circumstances unit assignments cannot be guaranteed. We do reserve the right to move guest to comparable accommodations when available. If comparable accommodations are not available a full refund will be granted.

Housekeeping

Your rental will be cleaned prior to your arrival and upon your departure. If cleaning issues are found, you must contact our office ON YOUR ARRIVAL DATE, your silence constitutes acceptance. All bed and bath linens will be supplied. You will be responsible for laundry and cleaning during your stay. We will not supply more towels than allotted by our cleaning company. You will need to supply your own beach towels. There will be a starter supply of soap, paper products, and detergent. We do not provide cleaning supplies.
