Guest Terms and Conditions

Age Requirements: No property will be rented to anyone under the age of 25. Parents must check-in and occupy the condominium or beach house with their children during the entire rental period. Failure to do so will result in removal of the unaccompanied youth and forfeiture of all payments. Any reservation made under false pretenses will result on forfeiture of all payments and the party will not be permitted to check-in.

Deposit: Deposits are due at the time of booking. Upon processing your reservation deposit, you will receive a deposit confirmation email within one to two business days. Please check your reservation for accuracy and call us immediately with any discrepancies. Silence denotes acceptance of accuracy. Please note reservations made online that do not meet the booking restriction requirements will not be valid. If your dates do not comply with the requirements please call our office, we may be able to assist you over the phone.

Final payment: Final payment is due 30 days prior to arrival. Unless alternative payment arrangements are made, the most recently used credit card will be charged the final amount due. If payment is not received in full within the stated time frames, your reservation will be cancelled and a refund of your deposit will be issued less Non- Refundable fees. Final payments are non-refundable unless covered by the purchase of travel insurance (See Red Sky Travel Insurance below)

Final Payment for Monthly Rentals: Final payment is due 60 days prior to arrival. A reservation and deposit are required to secure the same unit for the following year. SUMMERCHASE: Deposit is due at time of booking and the first month’s rent is due 30 days prior to arrival.

Booking Restrictions:Nightly minimums vary by property and range from 3 to 7 nights. Monthly Rentals rates are only available during non-peak times and subject to availability.

Cancellation: If you cancel within 30 days of your arrival date (60 days for monthly rentals), all payments received will be forfeited. While email cancellations are accepted, it is highly recommended to call and confirm your cancellation. Certain festivals and locations may have different cancellation guidelines. Please confirm these when making your reservation.

Refunds: Refunds are only issued for cancellations received 30 days (60 days for monthly rentals) prior to the arrival date. ALL REFUNDS WILL BE ISSUED BY CHECK. 

No refunds are given for events out of our control.

Travel Insurance: Travel Insurance is highly recommended and is available for purchase up to 30 days prior to your arrival, (60 days for monthly stays). Travel insurance is offered through Red Sky and is subject to Red Sky terms and conditions. Cancellation of your travel insurance policy must occur within 14 days of the purchase date. Questions concerning Red Sky Travel Insurance are available on their website http://www.redskyinsurance.com/trip-preserver.html or calling 866.889.7409.

Check-in/out: Check-in time is after 3pm CST and check-out time is 10am CST or before. While delayed check-ins are uncommon, occasionally extra time may be required to ensure your room is ready for your arrival.

YOU WILL RECIEVE FINAL CONFIRMATION INSTRUCTIONS VIA SMS 7 DAYS PRIOR TO YOUR ARRIVAL. For most properties, check-in is at our office located in the Palm Pointe Shopping Center, 25741 Perdido Beach Boulevard, Building A, Suite M, Orange Beach, Alabama 36561.It may not be necessary to visit our offices as some properties allow on-site check in. It is the guests’ responsibility to make sure they have received arrival instructions and codes prior to close of business on your arrival day For properties utilizing keys all keys picked up at our offices must be returned to our office upon checkout.

Property Damage: Each guest is financially responsible for damage done to the property beyond normal wear and tear. If any damage to the rental unit observed upon arrival, report it to our office immediately to avoid possible liability. If damage occurs during your stay you must notify our office immediately. The guest may be responsible for excessive cleaning fees for a failure to comply with check-out procedures or the presence of extreme cleaning requirements.

Housekeeping: Every rental is professionally cleaned and inspected before your arrival. If cleaning issues are found, please contact our office immediately on day of arrival. Most issues found on day of arrival can be corrected at no charge. Cleaning issues found after day of arrival may incur additional fees. Silence denotes acceptance.

Parking: The Homeowner’s Association determines the number of parking passes allotted and the parking pass fees for each property. For the convenience of our guests we will pre-purchase these passes and have them available at check in, except for Phoenix properties, which must be purchased on-site. Usually one (1) permit is allowed per reservation and total parking permits limited to two (2). Request for additional passes should be submitted to our office, however they are subject to HOA rules and cannot be guaranteed. Most properties do not allow parking for boats, trailers, jet skis, RV’s or motorhomes. Please contact our office if you have questions about your property. Parking cannot be guaranteed during peak time. Parking passes must be displayed in your vehicle always. Property HOAs have the right to tow or boot any vehicle failing to display an authorized parking pass at the guest expense.

Pets: Pets are not permitted. If a pet or evidence of a pet is found you will be subject to eviction without refund. For further questions regarding pet policies you may contact our office.

Occupancy: House parties are not permitted. Occupancy is strictly limited to the sleeping capacity of the condo or beach house. Maximum sleeping capacity is noted on your reservation. Children two (2) and under do not count toward the occupancy. Management reserves the right to enter the rental property anytime to investigate disturbances, check occupancy and/or check for damages.

Good neighbor policy: Please observe all rules and regulations set forth by the Homeowner’s Association at the property. All guests are required to obey these rules.

Owners Closet: All units may have one or more storage spaces designated for the owner. Please do not attempt to gain entry to these closets.

Smoking: All units are non-smoking.

Lost Items: Items left after departure are not the responsibility of Liquid Life. Liquid Life will attempt to retrieve the reported items. If found you will have the financial responsibility of these items being returned.

Units for sale: In the event a unit needs to be shown during your stay, a rental agent will attempt to contact you to schedule a convenient time.

Weather: Should a hurricane or tropical storm threaten our area we will follow the guidance of governing officials as pertaining to mandatory evacuations. Weather is beyond our control and does not constitute a refund. However, some weather-related issues may be covered by travel insurance, which must be purchased by the time your final payment is due.

Grilling: Grilling is only permitted in designated areas. No grilling on balconies, except for those properties with built-in grills. Please call if you need assistance.

Fireworks: Fireworks are not permitted.

Tents: Tents are permitted at some properties. Tents and all other beach gear must be removed from the beach by sunset. The Orange Beach or Gulf Shores authorities will remove any items left on the beach after sunset. This is in accordance with the Leave Only Footprints initiative. Amenity availability: Amenity availability cannot be guaranteed. Amenities are managed by the Homeowner’s Association and are not the responsibility of Liquid Life. Non-working or closed amenities are not grounds for refunds or discounts.

Unit assignments: Unit assignments cannot be guaranteed. We reserve the right to move guests to comparable or greater accommodations if the original unit reserved becomes unavailable. Alternative accommodations may incur additional fees. If comparable or greater accommodations are not available a full refund will be granted.

Linens & Supplies: One (1) set of bed linen is provided for your stay. One set of bath towels, wash cloths, and hand towels are provided for each full bath. A minimal supply of toilet paper and trash bags are provided in each property. A basic supply of linens and a start-up set of bath soap, toilet tissue and trash bags are provided in each property. Bed linen, bath towels and start-up toiletries are not replenished during your stay. For additional information on quantities please refer to our FAQs located on our website.

Emergencies: In the event of a medical emergency or a life-threatening situation dial 911. For all other emergencies please contact our office at 251-424-1118.

Cost to Collect: Renter agrees to pay all cost associated with collection of disputed or fraudulent charges, including reasonable attorney’s fees.

Disclaimer: Liquid Life has taken every precaution to assure accuracy, however, we reserve the right to correct errors. Pictures provided on our web site are a representation of the general layout of the property. Property owners reserve the right to make changes at their discretion and therefore phots may not represent the most current furnishings or paint. Final pricing includes Alabama Lodging Tax which is subject to change by governing entities.
